Moving out of a Downtown LA rental
Downtown high-rises and converted buildings handle moves differently. Under the city's Adaptive Reuse Ordinance, a converted building that had no loading space was not required to add one. Before moving day, ask your building manager whether there is a loading dock, a service elevator or a move reservation to book, and schedule the clean for after the movers finish.
If you are moving out of a rental, California Civil Code 1950.5 limits cleaning deductions from a security deposit to returning the unit to the cleanliness it had when your tenancy began, for tenancies that started after January 1, 2003. The same law lets you request an initial inspection no earlier than two weeks before you move out, so you can fix listed issues first. Booking the clean after it lets you include anything it found.
Since April 1, 2025, a California landlord who deducts for cleaning or repairs must photograph the unit after you return it and again after that work, and send the photos with the itemized statement. Dated photos of your own, taken once the cleaner finishes, give you a record as well.
The clean needs an empty unit with furniture, boxes and belongings out, closets cleared, and water and electricity on. If items are still in place, the service defaults to a deep clean. Downtown is one of LADOT's LA Express Park areas, where meter rates change with demand, so tell Ascend how the cleaner can check in, reach the unit and park.

- Make sure water and electricity are on.
- Share front desk, key fob or lockbox details, elevator access and where the cleaner can park.
- If you booked oven, fridge, cabinet or drawer interiors, empty them first.
If furniture or belongings are present, the service will default to a Deep Cleaning instead. Drawer interiors are not included in move-out cleaning and must be added on separately.
