For real estate cleaning in Los Angeles, the right service depends on one question: will furniture and belongings still be in the home? If you are listing a furnished or staged home, book deep cleaning. If the home is completely empty after the movers leave, book move-out cleaning. Many sellers need both: a deep clean before listing photos and a move-out clean before handing the home to the buyer.
This guide explains which Ascend service fits each stage of a sale, what each one includes, which tasks need an add-on and how to prepare.
Which cleaning service fits each stage of a home sale?
- Before listing photos and showings, with furniture in place: deep cleaning. It is a top-to-bottom clean for a home that needs more than routine upkeep, and it includes baseboards.
- While you still live in the home and it is on the market: standard or recurring maid service covers routine upkeep between showings.
- After you move out, before the buyer takes over: move-out cleaning, for a property that is completely empty of furniture and personal belongings.
- Stained or worn carpet: carpet steam cleaning or shampooing is a separate service request. It is not part of a standard, deep or move-out house clean.
None of these services is a staging, repair or decluttering service. They clean accessible surfaces in the condition you book.
What does a pre-listing deep clean include?
Ascend's room-by-room cleaning checklist builds deep cleaning on the routine checklist and adds detail work that matters when buyers look closely:
- Dusting and wiping baseboards, doors, door frames, windowsills and window frames.
- Stovetop degreasing, the oven hood exterior and detailed cleaning of appliance exteriors.
- Hand-wiping cabinet exteriors.
- Attention to soap scum, mineral buildup, grout and tile in bathrooms.
Deep cleaning does not automatically include the inside of the oven, refrigerator, microwave, cabinets or drawers, or interior windows. Buyers often open those during showings, so book the interiors you want as add-ons before the visit.
What does a final move-out clean include?
The move-in and move-out checklist builds on deep cleaning, with added attention to empty closets and floors. It covers kitchen and bathroom detail, shower tile grout, baseboards, doors and empty closet interiors and shelves.
The empty-home requirement is strict. Furniture, boxes, personal belongings and loose rubbish must be removed and closets emptied. Clearing only counters or walkways is not enough. If belongings remain, the service defaults to deep cleaning instead, so tell Ascend before the visit if your move is still in progress.
Keep water and electricity on until the clean is finished. Appliance, cabinet and drawer interiors and interior windows remain separate add-ons for move-out cleaning too.
When should you schedule cleaning before a sale?
Work backward from the dates you cannot move:
- Finish decluttering, packing away personal items and any repairs or painting first, then schedule the deep clean before listing photos.
- If you stay in the home while it is listed, plan routine cleaning around your showing schedule.
- Schedule the move-out clean after the movers finish and before the final handover to the buyer.
Share your preferred date and deadline with Ascend, then confirm availability before relying on that timing. An appointment request is not a guarantee that a deadline can be met. If a date is close, Ascend's guide to last-minute cleaning explains how short-notice requests work.
How should you prepare the home?
Ascend's preparation guide asks you to make surfaces easy to reach. You do not need to clean anything first.
- Clear countertops, tables and bathroom counters, and pick up items from floors. General tidying and organizing are not part of the included checklist, so declutter before the cleaner arrives.
- Put jewelry, cash, important paperwork and keepsakes somewhere safe.
- Empty any refrigerator, oven, cabinet or drawer you booked as an add-on, and store the contents safely.
- If you will not be at the property, confirm entry, gate, parking and building-access instructions before the visit.
Cleaners do not move refrigerators or heavy furniture, to avoid injury and liability. Areas behind those items are cleaned only if you move them out of the way safely beforehand.
What if the home needs more than a normal clean?
Describe the condition when you book, including grease, soap scum, pet hair or other buildup. Heavy buildup or debris left after repairs or remodeling needs a conversation before booking rather than an automatic appointment.
Cleaners work within the allotted time. If a home is particularly messy or dirty and needs extra time, it is billed at $75 per hour, per cleaner. Final pricing and scope may change if the actual condition differs from what was booked. Ascend's house cleaning cost guide explains what affects a quote.
Real estate cleaning questions
Is cleaning before selling the same as move-out cleaning?
No. Move-out cleaning is only for a completely empty home. A furnished or staged home that is being listed needs deep cleaning or, for upkeep between showings, standard cleaning.
What if the home is staged with furniture?
Book deep cleaning. Staging furniture counts as furniture in the home, so a move-out appointment would default to deep cleaning anyway. Cleaners will not move heavy staging pieces.
Will the cleaner declutter or pack for me?
No. Tidying and organizing personal items are not part of Ascend's included checklist. Put belongings away first so the cleaner can reach the surfaces.
Are the inside of the oven and cabinets included?
No. Oven, refrigerator and microwave interiors, cabinet and drawer interiors, and interior windows are optional add-ons for every cleaning type. Book them in advance and empty them beforehand.
Is carpet cleaning part of a deep or move-out clean?
No. House cleaning includes vacuuming. Carpet steam cleaning and shampooing are separate requests on Ascend's carpet cleaning page.
Will a professional clean help the home sell or pass a walkthrough?
Cleaning cannot guarantee a sale price, an offer or a buyer's or inspector's decision. Compare the cleaning tasks you book with any handover requirements in your sale agreement.
