Moving out of a home in Manhattan Beach
Manhattan Beach is a separate city in the South Bay. On posted residential streets near downtown, the Downtown Residential Override permit gives each household two hangtags for its own vehicles and one transferable hangtag for a guest. On moving day, that guest hangtag can give the cleaner a legal space close to the door.
California Civil Code 1950.5 lets a landlord deduct cleaning costs from a security deposit only to return the unit to the level of cleanliness it had at move-in, for tenancies that began after January 1, 2003. You can ask for an initial inspection no earlier than two weeks before move-out, which shows what to fix before the final inspection. Book the clean after it so the cleaner can cover anything it lists.
Since April 1, 2025, a landlord who deducts for cleaning or repairs must photograph the unit after you return it and again after the work is done, and send the photos with the itemized statement. Your own dated photos, taken when the cleaner finishes, give you a record too.
If your front door faces a walk street, a pedestrian path rather than a road, tell Ascend where the closest legal parking is and how far the cleaner will carry supplies. The city says override hangtag holders still have to follow meters, street sweeping and red curb rules. The clean needs an empty home with furniture, boxes and belongings out, closets cleared, and water and electricity on, or the service defaults to a deep clean.
