Moving out of a Beverly Hills rental
Beverly Hills is a separate city with its own Rent Stabilization Ordinance, run by its Rent Stabilization and Housing Division. The city says it covers most rental properties with two or more units, while single-family homes, most condos and units in buildings that received a certificate of occupancy after February 1, 1995 are exempt. The City of Los Angeles rent rules do not apply here.
Beverly Hills has banned overnight street parking from 2:30 a.m. to 5 a.m. since 1927, and its preferential permit program governs residential street parking at other hours. Plan where the moving van and the cleaner can park during the day, and do not count on leaving a van on the street overnight.
State deposit law still applies. California Civil Code 1950.5 limits cleaning deductions to restoring the move-in level of cleanliness, for tenancies that began after January 1, 2003. You can ask for an initial inspection no earlier than two weeks before move-out, then book the clean after it.
Since April 1, 2025, a landlord who deducts for cleaning or repairs must take photos after you return the unit and after the work, and send them with the itemized statement. The clean needs an empty home with closets cleared and water and electricity on, or the service defaults to a deep clean.

Before the visit
- Remove furniture, boxes, personal belongings and loose rubbish. Empty closets.
- Make sure water and electricity are on.
- Share gate, building entry or lockbox details and where the cleaner can park under posted permit rules.
- If you booked oven, fridge, cabinet or drawer interiors, empty them first.
If furniture or belongings are present, the service will default to a Deep Cleaning instead. Drawer interiors are not included in move-out cleaning and must be added on separately.
